The first step in the building process is to speak with a representative of Covenant Builders so we can discover what your needs are.
Step 2. Financing
It is important to be pre-approved early in the process before looking further into building your home. Covenant Builders will provide you with a few banks that we work with on a regular basis.
Step 3. Land & Lot Evaluation
If you own a piece of land or are going to tear down your existing home for a new build, Covenant Builders is here to help. Evaluating your lot will save everyone time, and more importantly, money. By walking the lot we are able to determine what house style will suit best, and we offer this service free of charge!
Step 4. House Design & Pricing
Once we understand the lot, we are able to start on the home design! You will sit down with one of our design consultants and we will start designing the home of your dreams. With so many options to choose from, it is our goal to better understand what products you want in your home and we can develop a budget.
Step 5. Contracts
After your home design is complete, we will order permitted state plans and create contracts for you to take to the bank of your choosing. As the bank works toward a closing date we will be working on your building permit!
Step 6. Ordering Your Home & Site Preparation
You closed on your loan and a building permit is in hand. Congratulations! Covenant Builders is now able to order your custom modular home and start preparing your lot for delivery. As the excavation and foundation are underway, your home is being built in a factory-controlled environment.
Step 7. Set Date
Lot dependent, your home will arrive 6-10 weeks after order. Your home comes in 60-80% completed pending complexity and can be set in only one day!
Step 8. Button Up Work
House dependant, completion of your home can take as little as 6 weeks once set onto the foundation. Once we obtain a certificate of occupancy from the local building inspector we will do a final walkthrough and hand you over the keys to your beautiful new home.
About the Process
While there are some similarities between building a site built home and building a modular home, on the whole the process is extremely different. What is a modular home?
Modular homes are designed, engineered and built in a factory-controlled environment. They are highly engineered homes that are constructed in sections. The finished products are covered in weather-proofed wrapping and transported to their new locations where they will be assembled by a builder. A modular home is not a mobile home; it is simply a home that is built off-site as opposed to on-site.
How Do Modular Homes Differ From Houses Built On-site?
Because modular homes are built indoors, they can be completed in a matter of a few weeks as opposed to months. Modular home construction does not see the typical on-site delays that are predominantly caused by the weather. These homes are built in controlled environments under the factory roof and are shipped in weather-proofed wrapping. Also, modular homes can be built and engineered to withstand 175 mph winds.
Depending on your location, you can generally expect to spend anywhere from 10 to 20% less on your home if you choose to build modular. These savings are found mostly in three major areas: bulk purchasing, labor costs, and building materials. They are much more energy efficient, therefore your monthly expenses will be substantially less.
Since modular homes are constructed in a factory, they are subject to rules concerning factory manufacturing and therefore are thoroughly inspected at every step. These inspections are in addition to the third-party inspections done on every residential building, not as a replacement. Modular homes must conform to specific rules, guidelines and building codes that often surpass those of traditional on-site homes.
How Long Does The Building Process Take?
Speed and consistent quality are two of the many advantages of choosing modular construction. On the average, a home consisting of two sections will be built in the factory within a couple of days. Once the manufacturing process is complete, typically with interior finish right down to carpets and wall finish, the unit is transported to your home site and placed on the foundation. Final completion is usually handled by a local builder or general contractor and includes connection of utilities to the home, and a short list of finish work. Normally the home is completed in a matter of weeks.
Can I Design My Own Modular Home?
Yes. Most modular companies allow the customer complete design flexibility. You can choose to have a basement, multiple levels, extra bedrooms, larger closets, a wrap-around porch increased energy efficiency and additional insulation in your home. But remember every manufacturer is different. Engineering capabilities and product specifications will vary from company to company.
Is A Modular Home Better Than A Site Built Home?
